The Valuation Inspection will take account of relevant factors affecting condition, location and aspects of construction which are readily observable, purely through a walk-round inspection basis.
The valuation will have limited detail as to defects or as to their remedy, neither will Lyndon Brett Partnership be obliged to uncover, open-up or investigate individual features of a property.
A Valuation should not be interpreted as, or used in substitution for, a survey report.
Generally, the scope of a Valuation Inspection, and any measurements taken, will be confined to what is necessary to establish aspects and factors material to value.
There may be problems in the property that would cost a huge amount to put right – and they won’t appear in the valuation report – so choosing the correct type of report/survey to be undertaken is crucial.
Lyndon Brett Partnership can provide an RICS qualified surveyor who is fully qualified to carry out valuations or detailed surveys, before purchasing a property.
