RICS Homebuyer Survey and Valuation Report

Lyndon Brett Partnership offers a Homebuyer Survey and Valuation (HSV), more commonly known as a Homebuyer’s Report. This is a survey completed to a standard format set out by RICS – it’s most suitable for conventional properties built within the last 150 years, which are deemed to be in a reasonable condition.

A HSV provides an economical yet concise report covering all aspects of the property, services and site. The HSV also focuses on defects and other problems which are considered urgent or significant and which would affect the value of the property.

 The main objective is to assist the prospective purchaser to make a reasoned and informed judgement on whether or not to proceed with the purchase. A market valuation is included.

Far from detailing on every aspect of the property, this type of survey focuses on urgent matters needing immediate attention and is not usually suitable for properties in need of conversion, renovation, and/or major alterations.

An Homebuyer Survey and Valuation includes details of:

  • The general condition of the property
  • Any major faults in accessible parts of the building that may affect  the value
  • Any urgent problems that need inspecting by a specialist before you sign a contract
  • Results of tests for damp in the walls
  • Damage to timbers – including woodworm infestation or rot
  • The condition of any damp-proofing, insulation and drainage (not fully tested)
  • The estimated cost of rebuilding the property for insurance purposes
  • The value of the property on the open market
